Janitorial and Commercial Cleaning Jobs in the U.S. for Foreign Workers (2026)

the Usthe Us

Every office tower, hospital, school and airport in America gets cleaned every night, mostly by people the daytime workforce never sees. Janitorial and commercial cleaning is one of the largest low-barrier employment sectors in the country - and, importantly for readers of this blog, it is one of the few sectors where the "unskilled" green card sponsorship route gets used in practice. That deserves an honest explanation, including the long waits involved.

What the work looks like

  • Office janitorial - evening and night shifts cleaning commercial buildings; the classic entry job.
  • Hospital environmental services (EVS) - stricter protocols, better stability, often better benefits.
  • Industrial cleaning - factories, food plants and warehouses; harder work, higher pay, sometimes hazardous-material training required.
  • Hotel housekeeping - overlaps with hospitality; resort areas use seasonal visas (more below).

Pay: modest but real

Typical janitorial pay runs around $14-$19 per hour depending on city, with unionized buildings in New York, Chicago, San Francisco and Los Angeles (often under SEIU contracts) paying noticeably more - sometimes in the low-to-mid $20s with benefits. Industrial and hospital cleaning typically pays a few dollars above office work. Full-time night work plus a part-time day contract is a common way workers raise their income.

Where demand concentrates

Demand tracks office and institutional density: New York, Chicago, Los Angeles, Houston, Dallas, Atlanta, Washington D.C. and Miami have the biggest janitorial labor markets. Resort regions - Florida, coastal Carolinas, Rocky Mountain ski towns - drive seasonal housekeeping demand instead.

Licences and certifications

No licence is required to clean. That is part of the sector's accessibility. Still, a few credentials help: OSHA 10, bloodborne pathogen training (for hospital EVS), and ISSA/CMI cleaning certifications for supervisory tracks. Floor-care machine skills (buffers, extractors) and window work at height are paid specialties.

Visa routes: the honest picture

Two routes matter. First, H-2B seasonal visas: hotels and resorts in seasonal destinations legitimately hire foreign housekeeping staff for peak season - see our H-2B guide for how the program works and its caps. Year-round office janitorial does not fit H-2B because the need is not seasonal.

Second, EB-3 "other worker" sponsorship - the green card category for jobs requiring less than two years of training. Cleaning companies with chronic shortages do sometimes sponsor through this route. But be very clear-eyed: annual visa numbers in this category are limited, backlogs are long (often many years, and longer for nationals of certain countries), and you generally cannot work for the sponsor while you wait abroad. It is a genuine path, not a fast one. Anyone promising you an EB-3 cleaning job "in a few months" for a fee is running a scam - this category is one of the most abused by fraudulent agencies. Nobody legitimate charges workers for a job offer, and U.S. rules generally require employers to bear key sponsorship costs.

Who realistically gets hired

  • Workers already in the U.S. with work authorization - hired quickly, often within days.
  • Seasonal H-2B housekeeping staff in resort areas.
  • Patient EB-3 applicants working with a verified employer and a licensed immigration attorney.

From cleaner to supervisor to owner

Janitorial has one of the clearest advancement ladders in low-barrier work. Reliable cleaners become site leads within a year or two; leads who can manage schedules, supplies and client walk-throughs become area supervisors running multiple buildings, typically with salaried pay. The step beyond that is ownership: commercial cleaning has very low startup costs, and immigrant-owned janitorial companies are among the most common small businesses in America. Franchise models exist, though read their contracts carefully - some take large royalty percentages. English for client communication matters more at each rung, so pair night work with language learning if ownership is your goal. Along the way, specialize deliberately: floor care, post-construction cleanup and medical-facility cleaning all bill at higher rates than general office work, and a cleaner who masters them becomes the person supervisors cannot afford to lose.
